Do’s and don’ts for the first-time condo buyers

Dreaming of buying that condominium in the heart of the country’s two fastest-growing business centers?

First-time condominium buyers, especially balikbayans or migrant workers, usually find themselves in a quandary when confronted with opportunities to purchase “vertical” property as opposed to the run-of-the-mill horizontal property, or a house and lot.

To help balikbayans and migrant workers in choosing the right condominium, Cynthia Palad-Yap, the owner and general manager of Real Estate Movers Inc., bares nine tips—which she readily shares with clients—on how to buy a condominium in the Philippines.

Location

“When it comes to buying a condominium or any other real property, location is key. You should ask yourself, ‘Is it near major thoroughfares? Is the condo located in a quiet area and yet accessible to commercial areas, schools and hospitals?’” Palad-Yap says.

If the buyer is a balikbayan or migrant worker, the most important question may be, “How many minutes is the condominium from the airport,” she adds.
Palad-Yap, however, is partial to Fort Bonifacio, which she points out is “a very good location.”

“It’s only 30 minutes from the Ninoy Aquino International Airport and is practically close to major locations like Makati, Pasig, Mandaluyong, Quezon City, Manila, Antipolo, and Alabang. Fort Bonifacio is right in the middle of everything,” she says.

‘Mastaplan’

Every good condominium has a masterplan that details correct zoning and strict adherence to laws. Palad-Yap says she advocates not only the preparation of a good masterplan for any condominium building but also convincing buyers to take an active interest in the plan.

“A good masterplan incorporates several factors like zoning, floor area density, security and traffic management, designation of area for open spaces, parks and landscaping, and reliable utilities,” Palad-Yap shares.

She says one way to determine the “soundness” of the plan, buyers should try imagining in their mind’s eye how the place will look like five to 10 years from the time the condominium was bought.

Again, Palad-Yap tells buyers that Fort Bonifacio, or better known as Global City, has a good masterplan, pointing out that the sprawling former military camp is “world class.”

Reviewing the track record of the developer, builder, or project manager also plays a big part in determining what condominium a buyer should go for.
“Ask the developer whether the project was finished on time or delivered exactly as they promised,” Palad-Yap says.

Turnover date

Knowing when the condominiums were actually turned over to their respective owners is also very important, Palad-Yap shares.

“Why invest in a condo that will take forever to be turned over? Remember that the reason you, the buyer, is investing in a condominium is because you and your family are looking forward to using it immediately,” she says.

“The typical balikbayan will like to have a place of their own when they visit the Philippines, while other investors like to lease out their condos for rental income. The point is you are buying a condo because you like to get the benefits at a shorter waiting time,” she adds.

Building density

The model unit may look off the charts but remember that it is just that—a model. There are a lot more factors to consider than simply getting a superficial taste of the condominium by viewing brochures and other walkthroughs.

“Far from it,” Palad-Yap assures. “You should consider not only the aesthetics but also factors such as the number of units per floor of the building, the total number of floors, and the number of—functional—elevators or stairwells.”

“Simply put, the density of the building will determine the number of tenants. This will impact greatly on foot traffic, elevator waiting time, and privacy,” she adds.

Unit type

An often-neglected factor in choosing a condominium is whether to buy a flat or a bi-level or loft unit. Why is it so important? Because it will determine the amount of living space.

A flat is the more common type of condominium where all bedrooms, the living room, dining room, and toilet and baths are located on a single level. A bi-level or loft, on the other hand, has a staircase that leads to a loft or second floor where the bedrooms—and sometimes a bathroom—are located.

“Selecting a flat unit versus a bi-level or loft unit is very subjective because it really depends on the tastes and preferences of the client. As a real estate broker, I’d like to point out several areas for consideration,” Palad-Yap says.

“The Philippines is a tropical country, and during summer it gets really hot, especially in a condominium unit. Most condos use glass for aesthetic purposes and loft-type units have large glass windows covering the entire length of the exterior wall, from floor to ceiling, meaning higher exposure to sunshine,” she adds.

Palad-Yap’s point is, loft or bi-level type condominiums get hot faster because of higher exposure to sunlight.

“Obviously, the loft-type units require more air-conditioning and, therefore, higher electricity costs. But if you still like to get a loft-type unit similar to the ones we see in Manhattan, New York City, then go for it but be prepared to invest in a good air-conditioning system,” she explains.

Palad-Yap says other factors to consider are small children and old persons who will co-inhabit the condominium. “A flat unit will be more appropriate if there are small children and elderly folk.”

Property management

Buy condos from property developers that have the appreciation of property values at the top of their minds, Palad-Yap says.

How do you determine this without baiting the property developer with sugarcoated words dripping with sarcasm?

“Good property management will be reflected through efficient maintenance and security of the condos common areas, like the lobby and hallways, efficient garbage collection, and proper maintenance of amenities like the swimming pool, gym, and function rooms,” Palad-Yap says.

In the same vein, Palad-Yap says, it is also important to know beforehand how much the association dues are. Generally, condominiums with more open spaces and amenities have higher dues.

Hidden costs

When you purchase a condominium unit, there are other costs that should be considered, Palad-Yap points out.

“The projected condo or association dues, the value-added tax, and the closing costs that covers registration fees, transfer taxes, and documentary stamp taxes. Some developers require immediate payment while others give you a leeway of about a month,” she says.

There is also the matter of projected property taxes for the unit, Palad-Yap adds. “The actual property tax can only be determined when the condo is ready for occupancy. The city or town assessor’s office will make an actual assessment of the value of the property that will form the basis for the taxes. Property tax is usually 1.5 percent of the assessed value,” she says.

Reputation

Palad-Yap says the most important factor to consider in buying a condominium is the reputation of the broker that is selling the unit.

“The licensed real estate broker is your link to the developer or builder. He or she can give you a thorough background of different condominium developments, emphasizing the condos strengths and weaknesses,” she says.

“A knowledgeable broker can assist you in coming up with a ‘shortlist’ of condos based on your needs and preferences. He or she can help with the sales and negotiation process, and provide you with good after-sales service.”

University of the Philippines campus soon to rise in the Bonifacio Global City

UNIVERSITY OF THE PHILIPPINES CAMPUS SOON TO RISE IN BONIFACIO GLOBAL CITY.  The Bases Conversion and Development Authority (BCDA) and the University of the Philippines (UP), represented by BCDA President and CEO Arnel Paciano D. Casanova, Esq. and UP President Alfredo E. Pascual (2nd and 3rd from right), signed the Memorandum of Agreement with Deed of Conveyance for the construction of the UP Professional Schools on a 4,300-square meter lot within the institutional area in the Bonifacio Global City (BGC) in Taguig. The UP Professional School would initially include the College of Law, College of Business Administration, College of Engineering, School of Statistics and UP Open University. The campus is located at the northeast side of the Global City beside International School and is accessible from the C-5 Road. Witnessing the signing are Senator Franklin M. Drilon and BCDA Chairman Felicito C. Payumo.

PSE board oks move to Bonifacio Global City

MANILA, Philippines – The Philippine Stock Exchange (PSE) will once again relocate its offices, this time to a new building in Bonifacio Global City in Taguig.

In a disclosure to the stock exchange, the PSE said its board of directors approved the relocation of its offices to a unified office building in Bonifacio Global City. The office building will be developed by property company Ayala Land Inc. or its affiliates.

No time table for the move has been disclosed.

In 2010, the PSE consolidated its operations under one office in the Ayala Tower One in Makati City, where it also operates a trading floor.

Prior to the move, the PSE maintained two trading floors: one at the PSE Centre (Tektite Tower) in Ortigas, Pasig City and another at the PSE Plaza in Makati City.

Ferrari, Maserati dealership opens in Bonifacio Global City

Autostrada Motore, the exclusive importer and distributor of Ferrari and Maserati in the Philippines, has officially opened doors of its showroom and factory-certified service center on 32nd & 4th Crescent Park West, Bonifacio Global City, Taguig City.

To mark the occasion, Autostrada Motore unveiled two new models in the Ferrari 458 Italia and the Maserati Granturismo MC Stradale. This, however, is only the start as the dealership will actually market the entire lineup of both brands.

“We have to carry Ferrari’s entire lineup,” said Marc Soong, executive director of Ferrari for Autostrada Motore. “The market expects it so we’ll give it to them, from the California to the FF to the newly-launched F12 Berlinetta.”

For Maserati, the dealership will even stock on some models for customers who can’t wait for their orders to be shipped from the Italian carmaker’s factory in Modena, Italy, revealed Autostrada Motore’s Maserati brand manager, Jasper Monteiro.

As to how much the vehicles could cost, the elder Soong would only say that, given the level of customization a customer would require from either one of the Italian brands, a unit would cost from P18 to P30 million. We dug around further and we found out that the barest 458 Italia that’s devoid of any customization would ring the cash register at P23 million.

New flyover linking Bonifacio Global City to C5 now open

MANILA, Philippines—A new flyover connecting Bonifacio Global City (BGC) to the northbound lane of C5 Road will not only reduce traffic problems in the area, but is also expected to enhance business prospects in the booming business district.

The flyover, for the use of both public and private vehicles, was opened a few hours after the inaugural ceremonies Thursday.

Aurelio Paulo Bartolome, councilor for the second district of Taguig City, said the interchange, which starts on 32nd Street and ends before the elevated U-turn near the Kalayaan-C5 intersection, will help bring in more consumers to commercial establishments in the area.

“As [motorists] pass through, it is inevitable that they would come to certain retail establishments. That’s where the city benefits—by patronage created by traffic and taxes that the establishments pay us,” Bartolome told reporters at the opening of the flyover Thursday morning.

Antonio Aquino, president of Fort Bonifacio Development Corp. (FBDC), the main developer of Bonifacio Global City, said that the new link will help increase the value of properties in the area by improving access to these areas.

“Real property is a question of location, and location is enhanced by access. We’ve made efforts to connect Fort Bonifacio from Makati City via McKinley Road and the Kalayaan Flyover. This is an effort to improve connectivity with C5, contributing to the overall development of the area,” he said.

The project is touted as a public-private partnership between FBDC, for the private sector, and the Bases Conversion and Development Authority, for the government. Construction of the flyover took eight months from July 2011 up to February 2012, and cost between P350 and P375 million.

The 809-meter, two-lane interchange is expected to complement Sampaguita Bridge, connecting 26th Street with C5, the main entry and exit point of vehicles going to C5 coming from Fort Bonifacio.

While vehicles coming from the southbound side of C5 can directly go to 32nd Street through the entry ramp, before the flyover, motorists plying 32nd Street would have to go around Market Market to take the Sampaguita exit to C5.

“Half of the traffic passing through 32nd Street is just passing through. With this interchange, people from the north or the east now have easier access going to C5,” Bartolome said.

Manuel Blas II, head of commercial operations for the FBDC, said they are studying the possibility of constructing more interchanges with C5 in the future.

St. Luke’s Taguig Among World’s Most Beautiful Hospitals

St.Luke’s Medical Center (SLMC) in Bonifacio Global City, Taguig is in the Top 25 most beautiful hospitals in the world, edging out hospitals from the U.S. and Europe on a list by a healthcare website.

According to HealthExecNews, an information network for healthcare executives, SLMC ranks 11th in the world based on “interior and exterior features and their health-promoting qualities.”

“Designs including warm woods and nature-inspired elements, soft color schemes, and exterior facades designed with regards to their natural settings placed these facilities on the list,” it said.

St. Luke’s ranked higher than nine hospitals in the U.S. as well as hospitals in Austria, Australia, Lebanon, and Switzerland.

“SLMC has received international accreditation and is recognized as one of the best hospitals in Asia and the entire world. As such, it regularly receives patients from around Asia, Micronesia, the Middle East, Europe and the United States,” HealthExecNews said.

Upcoming Football field in McKinley Hill

 

In due time, the United Football League will finally have a place that they can call home.

The country’s premier football league completed a deal with real estate company Megaworld to construct an artificial pitch that will be based at McKinley Hill in Taguig City.

This is part of the billion peso deal between Megaworld and the UFL, giving the latter priority in the usage of the field for the next four years.

Plans for the pitch was targeted to be completed by next year, however Megaworld decided to move it forward it’s initial schedule from 2013 to October 2012 in time for the new season of the UFL.

Dubbed as The McKinley Field, the pitch is expected to follow the International Football Federation (FIFA) regulation dimensions of a 60×97 meter turf and a grandstand that will also be built and be equipped with a media center, adequate locker rooms, and proper lighting.

Football Alliance director Dong Longa noted that this deal will be the solution to the league’s problem of the lack of playing fields that leads to disruption of several matches. Currently, the league uses the University of Makati for their first division fixtures while the Turf at BGC and Nomads Sports Club are for the second division fixtures.

“The more fields will allow the FA (Football Alliance) to consider more tournaments like the women’s UFL and youth tournaments since existing UFL clubs are already having youth programs,” said Longa.

This deal between the two parties are just the start however as Megaworld is open on the possibility of more pitches in the future that will be placed around Manila and some neighboring provinces.
